My mission is for your Richmond area home to show in its very BEST LIGHT. I bring to the table 30+ years working in creative industries, including 14 years in advertising and marketing. I am certified as a Home Stager, Re-Designer and Color Consultant, all results of completing highly comprehensive and rigorous training programs. I also have training and experience in organizing and home improvement and I understand that details matter to buyers. I take pride in being responsive, timely and transparent and my recommendations will center around readying your home to show to its absolute potential. But I don't stop there. The quickest and best offers come when the home satisfies a buyer's aspirations for life in a new space. I will show you how to form emotional connections with those buyers by building "merchandisable moments" that will put your home at the top of their list! Room-By-Room DIY Action Plan
This is where it all starts. We will begin with a short phone chat, during which I will learn all about the listing and explain my process, step by step. I will then conduct buyer demographic research on your area so that we are designing for the most likely type of buyer for your home.
On consultation day, I will view your property as a prospective buyer and make detailed recommendations to maximize first impressions of your home and appeal to the emotions of the target demographic.
I will provide you with a comprehensive 15-page Staging Report with photos and checklists which you will then use to prepare your home for photographs and showings. You will also receive my signature "Owner's Guide", which is designed to fill with useful information for buyers to get an inside perspective of the home, neighborhood and surrounding area.
Finally, I will provide shopping recommendations for merchandising accessories and vendor recommendations for any high return-on-investment enhancements that may be needed.
$150, 2-3 hours

BEST LIGHT Home Staging Day
Preparing a home for sale can be overwhelming. Let me help you show your home in its "Best Light".
This full-service session will be a follow-up to the consultation during which I will come back for between 4-8 hours to implement the staging recommendations made in your customized Action Plan.
I will spend several hours prior to, reviewing your photographs and planning/curating materials for our session. We will then work together, using your belongings, to make dramatic transformations to the home, focusing especially on the main “money-making” areas. As needed, I may offer color advice to maximize the architectural and aesthetic appeal of your home.
I will also bring in accessories to show you how to create the model-home look and “merchandisable moments” that will connect with buyer emotions. These will serve as a visual of items that you should purchase to update the space or you may rent accessory packages from my inventory collection.
Prior to your Staging Day, you will receive a Home Preparation Plan so that we can maximize the productivity of our time together. Staging will take place after pre-packing, repairs and cleaning have been completed.
$300 for up to 4 hours, $600 for up to 8 hours*
*Owner to cover costs if additional furniture-moving labor is required.

This service includes staging of rental furnishings and accessories that are specifically chosen for your home. Estimate based on square footage to be furnished.

Using a comprehensive 6 step process, I "color read" your home to determine a palette that will not only work with your current fixtures and features, but that also achieve a harmonious flow throughout the home, just like you might find in a high-end model home. Accent colors are also chosen based on your "color temperature" and favorite inspirations. Additional rooms and whole house consultations are also available.

In many cases, homes on the market need a small infusion of modern and an emotional connection to really stand out with buyers. You want your home to be aspirational, so that a buyer walks in and feels that they can live the kind of life that they see in magazines and catalogs. If you aren't quite sure what to purchase to stage your home at that level, I can do it for you. I will use my discount shopping expertise and resources to purchase items that match your current belongings. I'll use these to create homey and luxurious vignettes that buyers won't be able to forget. And these items will go a long way toward making your future home an HGTV-worthy space!

We then use your favorite and most cherished furnishings and accessories, combined with recommendations for new and updated additions to transform your home. You'll get a Pinterest-worthy space without breaking the budget!
